Boston's core luxury neighborhoods · $3M+ only

Choose the type of home you want.
Then find the neighborhood that fits.

Six Boston markets account for nearly all of the city's verified $3 million-plus condominium activity. Compare the housing form, service, privacy, daily rhythm, carrying costs, and resale depth that make each one a different decision.

How to use this $3M+ guide

Every premium has a purpose.
Know what yours buys.

The same budget can purchase service and views in one district, architectural character and width in another, or outdoor space and privacy somewhere else.

Every figure below uses a $3 million minimum and separates current asking inventory from recorded condominium closings. Townhouses and single-family homes require property-specific comparison and are never valued from a condo average.

Back Bay

Boston's deepest luxury market.

Back Bay offers the city's widest range of $3M+ ownership, from complete Commonwealth Avenue homes to globally branded towers, and the largest pool of credible substitutes when a buyer compares value.

What creates the premium

Public Garden proximity, avenue position, width, elevator access, parking, outdoor space, ceiling height, and condition. In the towers, floor, exposure, service, and monthly cost replace historic character as the value drivers.

Property forms
Brownstone floor-throughs, triplexes, townhouses, boutique conversions, and full-service new development.
Defining areas
Public Garden edge, Commonwealth Avenue Mall, the residential grid, Newbury corridor, and the Prudential/Dalton tower district.
Best fit
Buyers who want architectural depth, walkability, cultural access, and Boston's most liquid luxury buyer pool.
Owner strategy
Market the feature competitors cannot copy, not the postcode. A narrow walk-up and a serviced tower should never tell the same story.

Beacon Hill

Scarcity with almost no replacement.

Beacon Hill's strongest residences combine protected streetscape, privacy, provenance, and the modern conveniences the neighborhood rarely provides.

What creates the premium

Louisburg or Mount Vernon position, width, intact architectural detail, garden scale, elevator access, parking, and a renovation that respects the house while removing the inconvenience.

Property forms
Federal and Greek Revival townhouses, floor-through condos, mansion conversions, and a small number of serviced buildings.
Defining areas
Louisburg Square, Mount Vernon Street, Chestnut Street, the Flat, and the Public Garden/Charles Street edges.
Best fit
Buyers prioritizing privacy, provenance, centrality, and a residential streetscape that cannot be recreated.
Owner strategy
Sell the rarity with discipline. History alone is not enough when stairs, systems, width, parking, or condition create friction.

Seaport

Waterfront luxury, decided building by building.

Seaport offers Boston's clearest concentration of modern, full-service ownership. The value is not simply “waterfront”; it changes by exposure, outdoor space, service model, sponsor competition, and what can still be built in the view.

What creates the premium

Protected harbor exposure, usable terraces, two-car parking, ceiling height, arrival experience, service consistency, and a floor plan that feels generous rather than merely efficient.

Property forms
Full-service condominiums, branded residences, loft conversions in Fort Point, and limited boutique product.
Defining areas
Fan Pier, Pier 4, Harbor Way, Fort Point, and the Congress Street/Channel Center corridor.
Best fit
Buyers seeking modern systems, amenities, water access, parking, and efficient access to Logan.
Owner strategy
Position against the exact alternatives a buyer can tour today, including sponsor inventory and incentives. Building-wide averages are not enough.

Downtown & Midtown

Boston's vertical, service-led market.

Downtown is the city's strongest test of high-rise luxury: panoramic views, extensive amenity programs, and true lock-and-leave living set against meaningful differences in block character and resale depth.

What creates the premium

Uninterrupted view corridors, floor height, private elevator arrival, ceiling height, service, parking, and the quality of the building's resident experience after the sales gallery is gone.

Property forms
Full-service towers, branded residences, hotel-condominium hybrids, and adaptive-reuse buildings.
Defining areas
Winthrop Square, Downtown Crossing, the Common edge, Theater District, Financial District, and West End.
Best fit
Buyers who value service, views, lock-and-leave ownership, and access across the city.
Owner strategy
Compete on total ownership experience and effective basis. Buyers compare concessions, monthly costs, floor, view, and service across several towers.

Waterfront & North End

Harbor at the door, in an established neighborhood.

The Waterfront offers direct harbor presence and generous scale in buildings with longer operating histories, often at a lower price per foot than newer Seaport towers.

What creates the premium

Unobstructed water orientation, private outdoor space, slip or garage access, renovation quality, room scale, and a building's capital plan, insurance position, and resilience work.

Property forms
Doorman towers, wharf conversions, brick-and-beam residences, hotel residences, and limited townhouses.
Defining areas
Rowes Wharf, Commercial Wharf, Battery Wharf, the Greenway edge, and North End waterfront.
Best fit
Buyers who want water at the door, established buildings, and central access without the newness of Seaport.
Owner strategy
Lead with scale, water, and renovation, then answer the building questions directly: reserves, systems, insurance, assessments, and flood resilience.

Brownstones and a garden square in Boston's South End
Union Park Public domain

South End

Brownstone scale with a neighborhood life.

The South End's best $3M+ residences combine the volume and character of a Victorian house with outdoor space, parking, and a daily life that feels distinctly residential.

What creates the premium

Square or park frontage, width, parlor-level volume, a complete renovation, direct garden connection, parking, and outdoor space that works as part of the home rather than an afterthought.

Property forms
Brownstone condos, single-family townhouses, garden duplexes, lofts, and selected full-service buildings.
Defining areas
Union Park, Rutland Square, Chester Square, Eight Streets, SoWa, and the Washington Street corridor.
Best fit
Buyers seeking character, scale, private outdoor space, and neighborhood life over uniform building service.
Owner strategy
Sell the complete life: room sequence, light, garden, parking, and the exact square. Design alone cannot overcome a compromised level, narrow plan, or difficult access.
